The home exudes modernity and a laid-back charm.

Your home is your private oasis. This is especially true in today’s urban environment, where a tranquil haven at home is highly sought after. This 3-bedroom condominium in Desa Park City, designed by Paperworks Studio is an excellent example of a comfortable weekend retreat.

Tapping on the expertise of Paperworks Studio, a couple requested to transform their empty condominium into an elegant minimalist haven. With a budget of RM130,000, the firm skillfully revamped the unit to contemporary home with a luxe vibe. We spoke with Neo Chin, the project manager in charge of the two-month renovation project.

Qanvast (Q): Tell us more about the homeowners and their renovation requirements for this home?

Neo Chin (NC): As this is their second property, the homeowner wanted this 3-bedroom condo to be a weekend retreat where their family could relax and enjoy the 5-star amenities the condo provides. The design brief is simple. They wanted to move into a bright and airy space where they could feel comfortable. Since they have 3 young children, their priorities were to have a space that is easy to clean, maintain, and safe for the kids.

In addition, the couple specifically asked for an open-concept walk-in wardrobe in the master bedroom. Other than that, they gave us free reign to design a functional and comfortable living space suitable for a family of 5.

Based on their feedback, we proposed a minimalist design. This design philosophy is all about keeping a space simple, uncluttered, and accentuating its attractive architectural features. This design also eliminates unnecessary embellishments and decorative details like artwork or carpets and rugs, making the house easy to clean and maintain. Each item in the home serves a purpose, and the furniture and architectural features have clean, straight lines, giving the space a sense of order and simplicity.

To enhance the tranquil atmosphere of the home, we adopted a monochromatic colour palette such as soft white, warm grey, and earthy tones. These tones brighten up the interiors and make the home appear more spacious and timeless.

Q: What renovation works were carried out to create the desired look?

NC: Working under the premise of a simple, luxurious theme, we showcase our ability to create an aesthetically pleasing home by combining both luxurious elements and simple textures such as marble and natural oak.

We also kept the home's original structure. Apart from the existing floor tiles, everything else was added to the blank canvas, including the plaster ceiling, cabinetry, plumbing, glasswork, custom-made furniture, lighting, and soft furnishing.

The entrance

Like any typical family home, we focused on prioritising functionality and storage. We added a built-in seating area that extends from the built-in shoe cabinet.

The seating area offers convenience for the homeowners to comfortably put on and remove their shoes before heading out or returning home. To make the home welcoming, we also added soft ambient lighting that adds a touch of warmth.

The living room

The condo has an open floor plan that combines the kitchen, dining room, and living room into one open space. In line with the minimalist style, we designed the living room to be simple but fully functional and comfortable.

For instance, we added a CLOUD modular sofa with a pouffe as the focal point of the living room. It complements the marble coffee table, which provides a layer of beauty and texture to the living area.

Instead of a TV console, we opted to install a black mirror to display the TV. It is flushed behind the glossy glass surface, giving it a crisp and neat appearance. The mirror creates the illusion of a broader space, giving it a more sophisticated look while helping to brighten up the space.

Since the living area is flooded with natural light from the balcony, we went with sheer curtains to allow natural light and breeze to flow through the house.

Dining area

For visual continuity, the black mirror from the TV feature wall extends to the dining room. The dining room furniture was custom-made and adhered to the same minimalist concept, featuring pale ash wood and light grey fabric. We also installed a pendant light for that warm glow in the evenings.

As you can see, we introduced minimal elements and materials and did away with decorative elements that serve little purpose to the space.

The kitchen

Sporting the same minimalist look, the clean, simple lines in the kitchen bring out the subtle beauty of the materials. The overhead wood panels from the ceiling to the wall add a lovely contrast against the marble backsplash and countertop. Plus, they also improve the room's acoustics.

The focal point of the kitchen is definitely the marble material here. The marble backsplash, countertop, and flooring cascade nicely to create a seamless visual flow throughout the space, like a ‘waterfall’ effect.

The corridor

The corridor leading to the bedrooms was a little dark; hence, we decked out the entire corridor in natural oak laminate to brighten and add depth to the space.

For a streamlined look, we even customised the master bedroom door by wrapping it with the same laminate so that it blends with the corridor. The overhead cove lighting also adds a nice glow to the space.

The master bedroom

The clean, minimalist aesthetic continues throughout the master bedroom. It is kept as simple and serene as possible to ease the couple into better rest.

We took the opportunity to introduce shades of green that go well with the wooden floor and grey curtain. It offers a much needed respite from the home's grey and white palette. Moreover, this choice of colour adds a touch of tranquility without overpowering the simplicity of the overall layout.

Next to the bedroom, there’s a small room that we converted into a walk-in wardrobe. To create the open-concept walk-in wardrobe that the couple requested, we did away with cabinet doors and went with floating shelves and hanging rods. The open-concept look maximised the restricted square footage of the room and went well with the minimalist theme.

We installed a vanity table with tall mirrors to make getting ready for the day easier for the owners. The mirror also gives the sense of a larger area by reflecting light around the room, making it brighter and airier.

Q: What are your thoughts on the project's final outcome?

NC: Overall, we enjoyed working on this project from start to finish. While the overall look of the home may seem simple, when you look into the details, you can tell how much effort has been put into maintaining that sense of design continuity and seamlessness throughout the house.

This is a creative way to give the home a new look without making any major structural or architectural changes. By focusing on improving the basic design elements of the home, we also helped to keep the renovation costs reasonable.

The couple was absolutely thrilled with the finished project. They were so eager to move in and start living there as soon as possible.
