Tengah 2-room Flexi BTO flat designs

a) Keep the space flexible with loose furniture

With just 47 sqm of space to deal with, you don’t exactly have the luxury of carving out different spaces for different uses – so keeping your space flexible can be a lifesaver in case you find yourself unexpectedly playing host to a group of friends.

One way you can do this: by using loose furniture, which allows you to play around with the layout whenever you want to accommodate any necessary changes.

You can also consider using curtains in place of regular doors to divide rooms, as this will allow you to open up the space whenever you want, while still maintaining some semblance of privacy.

b) Use white walls and glass dividers to make your home more spacious-looking

2-room Flexi BTO flats aren’t exactly the biggest spaces, so it’s only natural to want to make it look as spacious as possible.

In general, white is one of the best colours to make a room look bigger, as the way it reflects light into the space creates the illusion of a larger home. To maximise this effect further, consider using glass dividers and doors which visually elongates the spaces by allowing light to pass through.

Layout #1: For Garden Vale and Garden Vines

Refrain from having too many top-hung cabinets for an airier space

With an elongated kitchen, one great way to make full use of the length is with an extended one-wall/galley layout.

As seen in this home, a combination of kitchen counters and island run along the side of the kitchen. Rather than looking clunky and overly-boxed-up, the area feels airy and spacious, thanks to the minimal usage of top-hung cabinets.

Layout #2: For Garden Court and Garden Terrace

Build a dry kitchen along the bathroom wall

Compared to the previous 3-room BTO layout, this one can be tricky as the common bathroom is positioned in a way that reduces the number of ways you can maximise kitchen space.

But when there’s a will, there’s a way. As seen in this home in Queenstown, the dry kitchen extends past the original kitchen space and along the bathroom wall, creating a seamless flow into the living room.

a) Have your dining area flushed with the household shelter

One of the features of this layout is a narrow entryway upon entering the home, which isn’t ideal if you’re carrying bags of groceries or returning from a holiday with tons of luggage in tow. And that’s not even counting the part where you have to take off your shoes!

Thus, instead of following the suggested furniture plan above, we suggest having your dining area flushed to the household shelter instead, which gives you more room to maneuver around whenever you return home.

b) Hack a spare bedroom to open up the communal area

Creating an open and spacious home will probably be challenging when the household shelter is in the middle of the space – but it can be circumvented by hacking the walls of a spare bedroom.

That’s exactly what the homeowners of this 4-room BTO flat did. If they hadn’t done so, they’d probably be dealing with a narrower, more cramped living room, which isn’t fun to be in.

Layout #1: For Garden Vale and Garden Vines

Take advantage of the extended bedroom length with a bigger walk-in wardrobe

There’s a new type of 5-room BTO flat in Garden Vales and Garden Vines, with the suggested study either situated in the master bedroom, or in the corridor.

While unique, it’s also tricky to design around, considering that the living room is narrower than usual and features the household shelter in the middle. However, it does give you a unique feature no other BTO flats have: an extended master bedroom.

So, make full use of it by fitting in a bigger wardrobe! While existing BTO flats (like this 5-room unit in Bedok) have sufficient room to create a L-shaped walk-in wardrobe, the extended length of your bedroom should give you more room for a wider wardrobe, if you prefer.

Layout #2: For Garden Vale, Garden Vines, Garden Court, Garden Terrace

Create a dining table-island combination, or demarcate it from your communal space with glass panels

Similar to the previous layouts, this 5-room BTO variation also features the household shelter in the middle of the space – but where it differs is the location of the suggested study. As it’s situated in the living room, it thus creates a home with a roomier communal space, as well as a kitchen with a wider entrance.

As such, feel free to take advantage of these features by creating a dining table-island combination that runs parallel to the household shelter wall; it not only provides extra countertop space, but also adds a sleek, contemporary touch to the space.

Alternatively, if you prefer to close up the kitchen, consider installing glass panels to keep the space feeling open. With a kitchen entrance as wide as this, the effect will be much more impressive!
