Now comes the part where you decide on the type of home to actually buy.
For singles looking at HDB flats, the choice typically boils down to two options: a 2-room Flexi BTO flat (the only BTO flat type you’re eligible to purchase), or a resale flat of any size. While it may seem like a straightforward comparison of price and waiting time, it can get a little more complex once you factor in renovation considerations.
To help you weigh both options more clearly, we’ve broken down the two based on these key considerations:
1. Price
Verdict: 2-room Flexi BTO flats
Since you’re purchasing an entire home on a single income, one of – if not, the – biggest considerations when choosing between a 2-room BTO flat and a resale flat is the property price.
It goes without saying that a 2-room BTO flat is the more affordable of the two. In the most recent BTO launch in February 2026, 2-room Flexi BTO flats were priced from $30,000 to $97,000 after grants. For seniors over 55 years old, you also have the option of a shorter lease unit, which is cheaper than regular 2-room BTO flats.
In comparison, resale flats can cost upwards of $250,000, and will vary depending on age, size, and location.
2. Availability and waiting time

With 2-room BTO flats as affordable as they are, they’re unsurprisingly highly sought after – so balloting for one will be a pain. And after that, you’ll still have to wait a while (around 2 years for Shorter Waiting Time (SWT) projects, more for others) before you can collect your keys – which isn’t ideal for those who need a place ASAP.
Resale flats, on the other hand, already exist, so it’ll just be a matter of finding the right one and purchasing it.
3. Renovation cost
Verdict: 2-room Flexi BTO flats
At 36 to 47 sqm in size, 2-room Flexi BTO flats are generally smaller and newer than their resale flat counterparts. There’s less flooring to cover, fewer materials needed, and less carpentry required – but on top of that, this blank slate means you won’t need to fork out extra to hack away any existing flooring or carpentry choices.
This doesn’t necessarily mean that renovating a 2-room Flexi BTO flat is cheap or easy, though, since you’ll likely need to spend on custom carpentry and storage solutions to make the most of the tiny space.
But overall, the renovation scope should still be more affordable and manageable than that of a 3-room resale flat or larger, which is typically more expensive to renovate purely because they’re bigger.
Additionally, if the flat is older or in poor condition, you may have to set aside some budget to replace old wiring or finishes, redo the waterproofing layer, or level out uneven flooring.

4. Renovation duration
Verdict: 2-room Flexi BTO flats
As with renovation costs, the overall renovation duration tends to be shorter for 2-room Flexi BTO flats, simply by virtue of being smaller and having less space to work on. Also, since the space is brand new, there are no existing built-ins or materials to hack away, which means that time can be spent doing other renovation works.
Resale flats, however, are a different story. Depending on its condition, there may be things to replace or redo – and since they’re bigger in size, there’s naturally more ground to cover too.
While there are cases of resale units being move-in ready or untouched, they are exceedingly rare. More often than not, you’ll likely need to redo some features to suit your lifestyle.
5. Space and layout potential

In this aspect, resale flats are the winner. They not only come with more varied layout options that you can choose (unlike 2-room BTOs with standard layouts), but also have more space that you can play around with.
With more rooms and space on hand, you have the freedom and flexibility to include the features you like. Want a walk-in wardrobe? A large, central kitchen island? A cosy reading nook? All of these are much easier to work into the space.
2-room Flexi BTO flats, however, require you to be a lot more selective. Since the tiny space is, well, tiny, every design decision or feature will come with a trade-off – for example, a bigger wardrobe will mean less space around the bed, while a kitchen island could eat into your living area.
So, while you absolutely can have the home you’ve always wanted, planning the renovation will need to be done more carefully.
6. Ease of maintenance

Maintaining your home isn’t the most exciting part about being a homeowner, but it’s unfortunately important – especially for singles, since you’re the only one living there.
For that reason, 2-room Flexi BTO flats have the obvious advantage. Since they’re smaller and come with brand-new fittings, there are simply fewer things to clean, maintain, or repair.
With resale flats, their size is both a plus point and challenge. You not only have more ground to cover while cleaning, but also more surfaces, materials, and fittings to maintain over time.
So, should singles get a 2-room Flexi BTO flat or a resale flat?
While both unit types have their pros and cons, it ultimately depends on your lifestyle needs and preferences. As a quick look-through, here’s what we’d recommend:
