Waterway Sunrise I 5-Room BTO | Reno cost: $100,000
Is this really a BTO flat? This 5-room flat in Punggol, with its bold, industrial-inspired design with its playful Pac-Man influences, would make anyone question the fact!
The owners went all out with the theme – like the household shelter concealed with a ‘vending machine’ door and the living area turned ‘ship container’, with its corrugated metal look that stretches from wall to ceiling.
The entertainment space features tiled wording on the floor that invites the owners to game – true to its Pac-Man theme – while the master bedroom has a semi-open wardrobe system that is consistent with the industrial leaning of the home.
Peek into the dark bathroom and you’ll find Pac-Man in tiled form: a feature that is very labour-intensive as it requires precise tile cutting.
With all these details and large-scale changes, it’s no wonder the renovation cost $100,000!

Tampines GreenCourt BTO | Reno cost: $100,000
This 5-room BTO in Tampines embraces a minimalist design that pairs off-whites with wood tones, alongside soft furnishings and light features with an organic look.
Though it might seem such minimalist looks won’t rack up costs, they often involve concealing eyesores like wiring and pipes with carpentry and false ceiling features, which are pricey.
For a spacious and airy feel, the living area was expanded by combining a junior bedroom.
The choice of wooden slat doors to close off both the corridor and the living area help to keep that sense of airiness since they still let light pass through the gaps.
The simple aesthetic – which doesn’t overlook practicality – is consistent throughout the home. Case in point: the choice of minimal upper cabinets in the kitchen and the shower ledge in the bathroom that doubles as a seat.
