Although the average 3-room BTO flat renovation in 2025 is expected to cost around $36,100 to $43,700, it’s possible to shrink (or stretch) your renovation budget to find a balance between your financial goals and aesthetic ones.
To give you a better idea of what you could achieve based on your home makeover budget, here’s a closer look at eight 3-room BTO flats across Singapore with renovation costs ranging from $30,000 all the way to $90,000!
1. Contemporary 3-Room BTO flat at Tengah (Renovation cost: $30,000)
Despite a modest budget of $30,000, U-Home was able to pull off a slick look for this 3-room BTO that could easily pass off as a condo.
Design hacks to achieve this include textured wallpaper, a floor-to-ceiling mirror, and a false ceiling for a streamlined look.
Renovation costs were further kept low by opting mostly for loose furnishings, as well as retaining the flat’s original layout.
For example, a walk-in wardrobe was built without any hacking (or taking up the junior bedroom’s space), simply by adopting a L-shaped configuration in the master bedroom.
Note, however, that minimal works were done to the junior bedroom, likely to keep the space flexible for future-proofing reasons.

2. Scandinavian-style 3-Room BTO flat along Woodleigh Link (Renovation cost: $35,000)
Scandinavian interiors first exploded in popularity among Singapore’s households in the 2010s as an affordable way to achieve a chic aesthetic. In fact, they’re still popular for the same reasons today.
Case in point: this homey 3-room BTO along Woodleigh Link sporting warm wood tones across flooring, carpentry and blinds, paired with black/dark grey accents for visual interest.
Similar to the previous example, the owners were able to cut down on renovation costs by limiting built-ins to essentials like kitchen cabinetry.
Budgeting tip: If you’re tight on your renovation budget (like if you’re having your wedding and honeymoon around the same period), focus on quality essentials. Then, slowly start to add ‘good-to-have’ features on your wishlist after you’ve had more time to save up.

3. Contemporary 3-Room BTO flat at Woodlands South (Renovation cost: $40,000)
The importance of storage in a home (especially small ones) cannot be understated, and LuxCraft knows this well.
In this minimalist 3-room BTO at Champions Green, vertical space is maximised by building floor-to-ceiling cabinetry in every room to keep the clutter out of sight. Limewash-look laminates are then used as cabinet fronts for visual texture.
Our favourite feature, though, is the dry kitchen peninsula-dining table combination for food prep, meals and getting work done on WFH days.

4. Modern 3-Room BTO flat at Woodlands South (Renovation cost: $50,000)
$50,000 is a reasonably generous budget for a 3-room BTO renovation — one that would allow for carpentry that’s a little more complex, premium materials and fancy features.
Think decorative LED strip lights that highlight the contents on every shelf, as well as French doors fitted with gold handles for an elegant touch. In fact, even the arched cabinet cutouts require a carpenter more time and effort to fabricate, and will therefore cost you more.
Individually, they may not seem like much. But together, the costs really do add up!

5. Vintage 3-Room BTO flat in Punggol (Renovation cost: $62,000)
Not your run-of-the-mill interior, this next example rocks a vintage island-living vibe without looking out of place in 2025. The trick? Pairing timeless, natural materials like wood, wicker and bamboo, with prints and patterns characteristic of the late 19th/early 20th century.
Coloured accents were also chosen for added vibrance without going over the top. The key to achieving this effect is to be extremely selective about which furnishings you want to stand out against a backdrop of neutrals, and think about how they complement their surroundings.
The kitchen, for example, has hunter green cabinets that match the botanical wallpaper, while the bathroom’s burnt orange sink and Aegean blue laminates complement its patterned wall tiles.

6. Industrial-themed 3-Room BTO flat at Pasir Ris (Renovation cost: $70,000)
Equal parts rugged and upscale, this 3-room BTO at Pasir Ris blends a mix of raw, minimal, and sleek elements for a space that feels moody yet well-composed.
Here, the palette is restrained, comprising greys, blacks, muted neutrals and concrete-look surfaces. Coupled with streamlined fittings and dim, warm lighting, they give the space a sophisticated and somewhat dramatic ambience — almost like you’re in a design museum.
With an avant-garde look like this, it’s easy to see why the renovation cost $70,000.

7. Japanese-inspired 3-Room BTO Flat in Tampines (Renovation cost: $83,000)
Designed for a DINKWAD couple, this Tampines flat embraces a Japanese-inspired aesthetic of light wood tones and clever functionality.
The living area features a continuous stretch of carpentry — from TV console to dining bench to full-height shoe cabinet — creating ample storage and a sense of spaciousness.
Similar built-ins define the kitchen and bedroom, where a platform bed seamlessly connects to the study desk and wardrobe for an intentional, cohesive layout.
All that bespoke carpentry, however, contributed to its sizeable $80,000 renovation cost.

8. Retro 3-Room BTO Flat at Kallang (Renovation cost: $90,000)
Last but not least, this last flat in Kallang underwent major renovation works from hacking of walls to electrical rewiring, all of which totaled to $90,000.
From the onset, its pastel pink and green palette make the interior visually arresting. After all, it is a colour combination that has proven to work well!
Then, its furnishings and details lean vintage: a charming dining set comprising a solid wood table and mismatched chairs, patterned/floral wallpaper and brass accents.
Together, they reinforce the interior’s retro, curated character, setting itself apart from the rest.
