Tiny but mighty.
2-room BTO flats in Singapore are perhaps the smallest public housing units a homeowner can buy. At sizes between 36 sqm and 48 sqm, they’re designed to house smaller groups of people – like elderly parents downsizing to a smaller home – or singles/DINKs wanting a place of their own.
The challenge of such a small home, however, is making the best out of every inch in relation to how you go about your daily life. And here are 8 stunning 2-room Flexi BTO flats that do just that!
1. 2-room Flexi BTO flat in Punggol Point Crown | Renovation cost: $22,000
This 2-room Flexi flat takes on a warmer, more playful look thanks to a few standout features. The living area is anchored by a custom TV wall with concentric circular trims — a sculptural detail that adds depth.
Switch on the built-in cove lighting and the whole feature glows softly, giving the compact space a cosy focal point.
Over in the dining nook, a marble-look table and neutral chairs keep things simple and easy to maintain, while the muted yellow walls warm up the space without making it feel enclosed.
For the flooring, the homeowners decided to use vinyl overlays instead of full hacking and retiling, which is a common way to keep the renovation budget on the lower end.
The kitchen leans a little bolder. Pink lower cabinets are paired with dark wood uppers and a black marble-look countertop for contrast. It’s a surprisingly practical combo — the darker finishes help hide stains, and the pastel base units brighten the galley layout.

2. 2-room Flexi BTO flat in Tampines | Renovation cost: $35,000
This 2-room Flexi flat makes the most of its footprint with a full-length built-in that combines a study, dining nook and plenty of storage in one tidy zone. The mix of navy blue and light wood keeps things looking grounded yet modern, while the bay-window bench is a nice touch for extra seating or just catching some sunlight.
In the kitchen, the same colour story continues behind a black-framed sliding glass door. The layout is kept practical with tall cabinets, a compact prep area and a spot at the back for the washer.
The bedroom stays consistent too, with a slim wardrobe and an integrated dresser featuring an arched mirror to soften the look. Even the bathroom follows through with blue subway tiles and wood-look finishes, tying the whole flat together nicely.

3. 2-room Flexi BTO flat in Rivervale Shores | Renovation cost: $37,000
If you’re a single person who has the entire space to themselves, privacy may not be high on your priority list – which is why you’re free to open up the entire home for your use.
Here, the homeowner of this particular 2-room BTO flat chose to hack the wall separating the bedroom from the communal space.
With an extended space to work with, they chose to build a curved platform spanning the entire length of the house, connected to the full-length wardrobe that now sits in the designated living room.

4. 2-room Flexi BTO flat in Tengah Garden | Renovation cost: $40,200
If colours, cream, and beige are not your vibe, this industrial-themed 2-room Flexi flat might inspire you.
The homeowners went with full tiling instead of vinyl overlays to match the raw, industrial look — a choice that typically increases renovation costs but gives the home a more durable finish and cohesive look.
Textured walls, concrete-look carpentry and dark wood accents continue to set the tone, while things are kept minimal in the dining area with slimline furniture and a built-in ledge for small decorative pieces, adding personality without breaking the calm, monochrome palette.
The privacy partition between the living area and the bedroom gets the same industrial treatment, and a small study nook is carved out next to the bed for quiet reading nights.
The kitchen follows the same pared-back approach as well — clean galley lines, integrated appliances and light grey finishes that keep the space looking neat despite its size.

5. 2-room Flexi BTO Flat in Fernvale Vines | Renovation cost: $45,000
Love clean, minimalist styles? You may want to take a leaf out of this MUJI-inspired 2-room BTO flat and clad your entire home with the same veneers or laminates – and yes, this includes your ceiling!
What you get: a visually-harmonious home that is both warm and inviting. We particularly love the bedroom, which has since been segregated from the communal area by a platform and shoji-style doors in true Japanese fashion.

6. 2-room Flexi BTO Flat in Punggol Point Cove | Renovation cost: $48,000
When smaller flats are designed well, they can look and feel like a condo — and this home is a good example.
A full-height mirror panel sits beside the living area, instantly doubling the visual width of the space.
It also hides a clever surprise — a concealed flush door that leads into the bedroom. When closed, the entire wall reads as one seamless surface, giving the flat a much cleaner look.
You’ll also notice a small raised platform into the bedroom. It’s subtle, but it helps zone the spaces and gives the sleeping area a bit more presence.
Overall, this flat shows how mirrors, concealed carpentry and thoughtful detailing can make a compact layout feel a lot more polished and spacious.

7. 2-room Flexi BTO Flat in Woodlands | Renovation cost: $52,000
Projectors are gaining popularity among homeowners these days for a good reason. Not only can you watch your favourite shows on a bigger screen, but when not in use, they can also be smoothly concealed within the ceiling to avoid cluttering the space further.
Case in point: this home in Woodlands. In a place as small as a 2-room BTO flat, doing away with unnecessary furniture can go a long way. And coupled with the light, neutral colour palette, it altogether creates a home that is way more spacious than it actually is.

8. 2-room Flexi BTO Flat in Teck Whye | Renovation cost: $60,000
On that note, if you’ve ever wondered whether your 2-room BTO flat can feel like a luxury condo, this home makes a pretty solid case.
Warm lighting, darker finishes and sleek carpentry instantly elevate the space, giving it a boutique–apartment vibe the moment you walk in.
The living area is lined with full-height display cabinets that showcase the owners’ collection. What’s clever is that these cabinets can be fully enclosed, so the space still looks clean and streamlined when they don’t want everything on show.
Just beside it, a concealed flush door blends into the wall panelling, leading into the bedroom. Once it’s closed, the entire wall reads as one continuous feature, keeping visual clutter low and the overall look cohesive. It’s a neat trick that enhances the sense of privacy too.
