New Condominium Renovations in Singapore: From $20K to $95K

March 5, 2024

Big or small, it’s possible to find the right look and renovation budget for your new condo apartment!

Though they’re high-rise dwellings just like their HDB flat counterparts, many Singapore homeowners view condominiums to be more premium.

That said, new condo units usually come with carpentry and fully-fitted kitchens, so their renovation costs can be significantly lower than that of HDB flats or resale condos.

In fact, new condo renovation costs are expected to range from $40,000 to $54,500 in 2024.

In essence, the main factor determining the cost of a new condo’s renovation is how much of the pre-fitted furnishings you wish to change.

Still, it’s often tough for new homeowners to plan their renovation budget without first understanding what they can get with it.

That’s why we put together this list of 12 new condominium apartments with renovation costs ranging from $20,000 to $95,000 to give you a better idea, whichever end of the scale your budget falls on.

1. 2-bedroom condo at Stirling Residences | Renovation cost: $20,000

View this project by Elique.Co

No doubt the goal of renovating this two-bedder condo apartment at Stirling Residences was to turn it into a simple, comfortable abode. And with a home makeover price tag of just $20,000, we’d say this is a successful renovation in terms of balancing aesthetics with budget.

For one, opting for loose furnishings in most spaces, and sticking with the fittings that came with the 70 sqm apartment, helped the homeowners to pinch pennies and spend where it counts: for instance, to set up extra storage along the entrance, and to spruce up the bathroom.

2. 4-bedroom condo at Jadescape | Renovation cost: $30,000

View this project by Le Interior Affairs

Departing from the modern-luxe look many condo apartments tend to have, this 132 sqm Jadescape apartment embraces a cosy minimalist luxe look infused with a variety of textures, ranging from the limewash paint running across the entire home to wood-tone furniture and rattan pieces.

Much like the previous home, the look is overall a clean and smooth one, but the higher renovation cost can be attributed to the fact that more works were done, such as electrical rewiring and the use of limewash paint.

3. 1-bedroom condo at Jadescape | Renovation cost: $35,000

How creative can you get with limited space? For this 1-bedder condo, the answer lay in multifunctional carpentry, all while achieving a unique interior that has a mix of modern and traditional Chinese elements.

The TV in the living room can actually be swivelled around into the bedroom, with the opposite end functioning as a half-height wardrobe.

Since the owners prioritised the extensive carpentry, including the beams and multi-purpose seating-cum-storage in the living room, the rest of the home’s furnishings like the flooring and kitchen fittings were left intact to keep renovation costs low.

4. 4-bedroom condo at Whistler Grand | Renovation cost: $40,000

Sleek built-ins/furnishings and classy materials are the keys to unlocking the swanky look of this 118 sqm home at Whistler Grand – but that’s not all it has to offer in the features department.

Go past the cosy communal areas and further into the house, and you’ll find a spacious master bedroom with royal blues and glossy marble, and junior bedrooms with every inch of space maximised.

In one of the junior bedrooms, the owners opted to have a platform bed with a niche for shelves and a desk extending from it.

On the opposite end, suspended cabinets were set up to make the most of the vertical space.

5. 3-bedroom condo at Parc Esta Condo | Renovation cost: $46,000

This 103 sqm apartment sports a modern look with luxurious elements that are tastefully done: white and beige are the backdrop for gold accents and the fluted TV feature wall adds sleek lines to the space for visual interest.

While such a space could look cold and more like a hotel than a home, the layered ambient lighting warms up the spaces. Even at the dining area, a pendant light – effectively the centrepiece – illuminates the peninsula.

The reflective backing of the settee bounces the light to amplify the grand effect.

Considering that there’s an impressive walk-in wardrobe in one room, and a customised platform bed-cum-study in another, it’s safe to say that a sizeable portion of the $46,000 renovation budget also went to custom carpentry.

6. 2-bedroom condo at Jadescape | Renovation cost: $52,000

View this project by Starry Homestead

Even at a glance, this 2-bedder condo looks much bigger than its 71 sqm – an effect created by the neutral tones and reflective surfaces used around the home.

Adding to that, the storage doors next to the TV feature are inlaid with mirrors, creating an illusion of a bigger-than-usual space, or even another room.

The walls of the bedroom behind the living room were hacked to create an open-concept room that can be closed off as necessary. The platform has plenty of storage, a pull-out table for hosting and even a Murphy bed for resting!

Apart from carpentry, hacking and rewiring works that were done for the homes we saw earlier, this home’s $50,000 renovation price tag also includes tiling works. Much like carpentry, the latter is one of the more expensive parts of a renovation.

7. 3-bedroom condo at Nyon | Renovation cost: $63,000

View this project by The Local INN.terior 新家室

A single look is enough to convey the instant charm of this 3-bedder’s interior style, which is a nod to Nyon being a Peranakan-inspired condo development.

The light diffusing into the space through the (admittedly envy-inducing) double-height windows and day curtains create a soft lighting while traditional elements are married with more modern ones for a look that is cosy and welcoming.

Take, for example, the sofa with its soft curves, backed by the wainscoting climbing up the wall in the living room.

There are also the delightful (and typically costly) details like the fluted TV feature wall under the staircase and textured bathroom tiling.

8. 2-bedroom condo at Park Colonial | Renovation cost: $65,000

View this project by Posh Home

Collectors and bookworms, here’s a brilliant idea if you have a home with double-volume ceiling height: building a custom ‘library’/display for your collections, both to show them off, and to have easy access to them.

To make it easy to reach the upper cabinets built above the display area, the owners have a ladder built into the carpentry. It can even be slid along the storage stretch and tucked away when not in use.

And despite having just 65 sqm, the owners managed to accommodate three sleeping areas, two of which have accompanying studies – a testament to how good space planning can help you fulfil your requirements for your space.

9. 4-bedroom condo at Parc Esta | Renovation cost: $72,000

View this project by MET Interior

Impressive ceiling height aside, the textures and warm lighting in this 4-bedder condo take centre stage. The living room is dressed in limewash paint, something you might be seeing around everywhere.

You’re not alone if you love the organic look.

Overhead, curved pendant lights hang from the ceiling for a dramatic effect that also fills up the ‘empty’ ceiling space.

If you take a peek into the bedroom, you’ll realise the wall backing the bed is painted with limewash too, creating a warm and relaxing atmosphere.

Such textured and effect paints cost much more than regular paint; used over a large surface area, you can expect it to take up a significant part of your renovation budget.

10. 3-bedroom apartment at Stirling Residences | Renovation cost: $81,000

View this project by The Interior Lab

This condo sports a rather unusual – and eye-catching – interior: a coastal-style one, with a lighter colour palette of whites, wood tones and dark accents that mimic the coastline and scenic views.

Along the corridor leading to the master bedroom, the owners even have a quaint niche meant to slot the piano.

Head into the bedroom and you’ll find rustic side tables and a unique headboard feature made of geometric tiles.

While the makeover cost $81,000 and included a range of works from carpentry to flooring and plumbing, it’s safe to say that the results were worth it.

11. 2-bedroom condo at The Mayfair | Renovation cost: $89,000

View this project by Liid Studio

Getting full use out of multifunctional carpentry couldn’t be more important when you’re tight on square footage – just like in this 75 sqm condo.

For example, the stairs here double as the TV feature wall, which means the owners don’t need a separate space for the TV console.

In the kitchen, meanwhile, the pull-out dining table can be tucked back within the counters when not in use.

And that’s not all: in the study, the table can be extended when necessary, and then put away to make more walking room.

Besides the functional aspect, which involves a lot of custom carpentry, tastefully doing up this condo interior involved a variety of works like electrical rewiring, painting and tiling.

12. 3-bedroom condo at Parc Esta | Renovation cost: $95,000

View this project by Oblivion Lab

With a renovation cost of $95,000, this 93 sqm condominium apartment at Jade Residences has the priciest makeover out of all of the homes featured on this list.

The highlight is definitely the play with the ceilings that challenges the boundaries of what a ceiling looks like (in other words, flat and perhaps boring).

In the living room, for instance, the elegant brass chandelier adds depth and warmth to the space, contrasting the grounded feel of the heavy dining table.

If you look up along the corridor adjoining the living area, you’ll see that the ceiling has a water ripple effect.

Accompanied by the planters, you might feel like you’re being whisked away to the outdoors, tying together the spacious and serene vibes of the entire home.
