Yishun Boardwalk: Design Ideas for 2, 3, 4, and 5-Room BTO Flats

February 4, 2025

It’s time to start thinking about what you want.

Located a short ride away from Yishun MRT station, Yishun Boardwalk is a stone’s throw away from natural features like a mangrove and a river – which, in urban Singapore, is a rare find.

But more than that, this estate will also be built in close proximity to numerous schools and facilities such as neighbourhood centres and parks, ensuring that residents have everything they need at their fingertips.

If you’re one of the prospective residents of Yishun Boardwalk, great news: your BTO flat is almost ready! At this point, you should roughly know what you want for your home’s design – but if you’re stuck for inspiration, we’ve got your back with these ideas based on the different flat types and layouts found within the estate.

2-room Flexi BTO flats (Type 1 and 2) in Yishun Boardwalk

From left to right: Type 1 and Type 2 2-room Flexi BTO flat layouts in Yishun Boardwalk

Overview

  • Bomb shelters are located next to the main entrance for both flat types
  • Type 2 units (46 sqm) are 8 sqm larger than their Type 1 counterparts (38 sqm), with a flexible space that can be used according to different lifestyle needs/preferences
  • Possibility of an open kitchen for Type 2 units

a) An open concept space that feels larger than it actually is:

Regardless of whether you have a Type 1 or Type 2 2-room BTO flat, one sure-fire way to make your home feel bigger is to opt for an open concept space. This involves hacking most non-structural walls and merging the spaces to create a seamless-looking home.

Going down this open concept route doesn’t mean you have to forego any space demarcations. As seen in this home, a platform and built-in study table separates the bedroom from the living area while still encouraging the spacious and airy feel.

The platform also serves as the seating area for the built-in study table | View this project by Juz Interior

Other design features you can include for a bigger-looking home are:

  • A full-height mirror that reflects the opposite area and creates the illusion of a larger space
  • Floor-to-ceiling wood panels that add a feeling of height
  • Glass doors that allow light to flow freely between spaces

b) A sophisticated space with full-height cabinets for maximum storage

You can never have enough storage space, but the challenge is to incorporate them in without cramping up the already-tiny space within a 2-room BTO flat.

Well, this homeowner can show you how it’s done. Instead of opening up the spaces, they opted to separate the bedroom and living room with full-height fluted panels as well as display cabinets that can be closed up to conceal any visual clutter.

Squeezing in numerous features like a study table and full-height wardrobe into your bedroom can be tight. But here, this homeowner opted not to use bedside tables and instead flushed the bed to the side, which makes room for both a standing desk and dresser.

For Type 2 flat homeowners, you can consider making this space even bigger by merging the flexible nook with your bedroom!

3-room BTO flats in Yishun Boardwalk

Overview

  • Elongated dry-and-wet kitchen combination, built perpendicular to the bedrooms and living room
  • Small load-bearing wall between the master bedroom and junior bedroom, which prevents you from fully merging the two spaces.

a) A cool abode with a semi-open kitchen and an XL bedroom suite

If you’re considering building a kitchen island, consider situating it along the length of your kitchen instead of the proposed location in the suggested floorplan, just like how it’s done in this home.

This way, you can emphasise the elongated length of the kitchen while having ample room for a longer island, while also ensuring extra countertop space.

Additionally, the junior bedroom has been sealed away from the corridor and is instead merged with the master bedroom to create an XL bedroom suite that the homeowners can enjoy to their hearts’ content.

Separated from the sleeping area by an arched doorway, the former bedroom has since been converted into a study, decked in dark grey and black hues that visually segregate it from the white bedroom walls.

b) A quirky, colourful home with a kitchen that’s intentionally closed up

While the proposed kitchen layout features an open concept design, homeowners who cook often or are concerned about the smell can certainly choose to put up walls to enclose it from the rest of the house.

However, if you’re concerned about this making your house feel boxed in, consider erecting half walls with glass panes (or a porthole, like this homeowner included). This way, you can contain the cooking fumes while keeping the space bright and airy.

4-room BTO flats in Yishun Boardwalk

Overview

  • Household shelter located in the middle of the home
  • Long, narrow kitchens built along the household shelter that lead out into the entrance; no possibility of an open kitchen
  • Some (not all) units come with a balcony in their living room

a) A cosy home with a kitchen that wraps around the bomb shelter

While your open kitchen dreams will have to remain shelved with this layout, there are still ways to get around that and merge your kitchen with your living space.

And by “get around”, we quite literally mean it. In this particular home, kitchen cabinets extend past the confines of the designated kitchen to wrap around the borders of the household shelter, providing ample storage and countertop space.

Functionality aside, this feature also helps to connect the wet kitchen with the dry pantry outside, while also allowing the kitchen to seamlessly merge into the living room.

b) A minimalist home where the dining area is the focal point

One of the struggles with this particular 4-room BTO flat layout is figuring out where to put your dining table. Should you have it flushed against the side of the household shelter, or should it be in the same position as shown in the proposed layout?

View this project by Massing Design

For these homeowners, it’s neither. Instead, they chose to place their dining table right smack in the middle of the communal area, such that it’s the first thing you see upon walking into the home. Perfect for hosting, wouldn’t you say?

Aside from being strategically placed to be the heart of the home, the location of the dining table also allows the homeowners to conveniently place their shopping bags on it instead of on the floor.

5-room BTO flats in Yishun Boardwalk

Overview

  • Similar to the 4-room flat layout, just with additional suggested study space in the living room
  • Again, not all units come with a balcony in their living room

a) A seamless-looking BTO flat with full-length carpentry parallel to the other

You don’t need extensive layout changes to create a stunning home, as you’ll see in this 5-room BTO flat in Tampines.

Choosing to merge the suggested study with the living room, the homeowners opted to keep the proposed layout as is, using full-length cabinets on either side of the communal area to create a sleek, seamless look.

Adding to that, they also decided to conceal the entrance to their corridor with the use of faux cabinet doors that blend seamlessly into the dry pantry.

b) An extra spacious home with a ‘lobby’

On the flipside, the extra space you get in a 5-room BTO flat gives you more flexibility to play around with the layout – something that these homeowners certainly made full use of.

View this project by Forefront Interior

For starters, they’ve erected an extended entryway partition in front of the entrance, which prevents nosy neighbours from peeping into the home while creating a ‘lobby’ for them to remove and store their shoes.

For another, they chose to make their already-large living room feel even bigger by replacing the walls of the adjacent junior bedroom with glass doors. It’s certain to wow guests the moment they enter the home!
