Inspiration for your own 3-room resale flat renovation.

It’s a well-known fact that renovations for a resale HDB flat generally cost more than that of a BTO flat. And since that’s the case, planning your budget beforehand is extremely important.

So, to help you out, we’ve compiled a list of 8 beautiful 3-room resale HDB flat renovations to give you an idea on what your own budget can get you!

1. 3-room resale flat in Kallang (Renovation cost: $28,000)

To keep your renovation costs as low as possible, here’s a simple tip: minimise the number of built-ins, like what the homeowners of this 3-room flat have done. Choosing not to get a featured wall in their living room, they’ve instead used a freestanding console here, keeping the built-ins in the bedroom and entryway.

But rather than looking plain or boring, this home is still very much aesthetically pleasing. The homeowner chose rounded furnishing (like the TV console and coffee table) over the typical straight-edged type, and emphasised the soft look with curved motifs around the TV and dining table.

Further in, you’ll see that the bathroom vanity has been shifted into the master bedroom. While that’s a unique feature by itself, it’s for another reason: to make space for a gorgeous bathtub!

2. 3-room resale flat in Punggol (Renovation cost: $37,000)

Newer resale flats tend not to have as much wear and tear as older ones, so getting one will definitely keep renovation costs low. Take this home as an example: as it was only built in 2011, the homeowner opted not to do any electrical rewiring – which kept the renovation costs below $40,000!

Comprising an open-concept living room, dining area and kitchen, you’ll find that its communal area is very spacious. Apart from that, the renovation was kept relatively simple, involving just floor works, painting, and a minimal number of built-ins.

3. 3-room resale flat in Tanglin (Renovation cost: $45,000)

Tanglin Halt Road by Ataz Haus Interior Design

Costing a modest sum of $45,000 to renovate, this 3-room resale flat in Tanglin looks just like a room in a boutique hotel. Sleek, black furniture contrasts the stark white walls, with abstract art and red pillows as finishing touches to this swanky yet cosy space.

Seamlessness is key to achieving this sophisticated look, and for this home, that was done by creating several black built-ins with fluted panels. Another way was to create a false ceiling that extends throughout the home, which not only maintains the visual flow, but also allows soft lights (like those you find in hotels) to be installed.

4. 3-room resale flat in Ang Mo Kio (Renovation cost: $50,000)

This 3-room flat in Ang Mo Kio has all the hallmarks of an 80s-themed home. Shaker style cabinets? Check. Teak furniture? Check. Even more organic elements like plants and rattan? Check, check, and check.

But to recreate this yesteryear look, a fair bit of renovation was involved. The original flooring was replaced by wood-look vinyl, and a false ceiling was installed to allow the use of old-school lighting fixtures. Even the bathrooms were redone, with retro-style floor tiles helping the area match the rest of the home’s aesthetic.

Built-ins can be costly, but it does help the space look neater and more seamless. Case in point: the kitchen in this 3-room flat in Telok Blangah, where open shelves and custom-made cabinets create a more streamlined look around any awkward spaces created by the ceiling beams.

On top of that, a wooden sliding door separating the study area from the living room allows the homeowners to open it whenever they want, helping the spaces ‘flow’ more seamlessly into one another.

6. 3-room resale flat in Geylang Bahru (Renovation cost: $65,000)

This 3-room flat in Geylang Bahru retained its original layout and didn’t involve much carpentry work (other than the built-in cabinets and bedroom wardrobe, of course). So, if that’s the case, what’s the reason behind the (relatively) high renovation cost?

It’s because works like rewiring, air conditioning, and plumbing were all done – which were all necessary, given that the house was built in the 1970s and may have had significant wear and tear due to its age. But despite that, the house still has a bright, cheery vibe that’s fit for any home in the 21st century!

7. 3-room resale flat in Potong Pasir (Renovation cost: $78,000)

At 90m², this minimalist 3-room flat in Potong Pasir is unusually big. But size alone isn’t the main contributor to the above average renovation cost amounting to $78,000. In fact, that can be attributed to the extensive amount of carpentry work done.

The living room itself features a unique cafe-style bay window seat, as well as a built-in cabinet with rounded doors – but that’s not all. In an effort to open up the space, the master bathroom was turned into an open concept area, with a long counter that extends into the bedroom area!

8. 3-room resale flat in Bedok (Renovation cost: $80,000)

At $80,000, this 3-room flat in Bedok is as expensive as it looks. It’s clear that tons of carpentry work was involved, with custom cabinets, wardrobes, open shelves, tables (and more!) all providing the homeowner with ample storage space.

But if you can believe it, that’s not the standout feature in this home. Peep into the master bedroom, and you’ll find that the wall between the bathroom has been merged into the sleeping area, with only a glass door separating them. To save bathroom space, the sink was placed outside on a bay window table that has also been customised.
