A closer look at 5-room HDB flat renovations in Singapore – from most affordable to most pricey!

It might not be as fun as letting your imagination run wild with design ideas but budgeting for a renovation is just as important as having a firm vision of what your future home will look like. Maybe even more important, actually.

If you’re renovating a 5-room HDB flat, you could be spending as much as $130,000. Yes, you read that right: that’s how high the cost of making over a 5-room flat can be.

But as with renovations for a 3-room BTO flat or a 4-room BTO flat, it doesn’t necessarily mean you’ll have to fork out more than the expected cost of renovating a new 5-room HDB flat, which is $55,000 to $69,000.

While there are few built-ins, soft furnishings, such as bright pink poufs and a fringed throw, join well-placed colour accents in the living room to give it a comforting vibe.

The same goes for the open-concept kitchen, which has its own set of cutesy fixtures: a trio of pendant lamps strung over a country-style island/breakfast counter.

And while earth tones are increasingly popular in Singapore’s homes, this one manages to add a touch of luxury by pairing thyme green cabinets with a quartz countertop and backsplash in the kitchen, as well as wood with stone in the bathroom.

For one, the partially-hacked wall in the living room that leads to the junior bedroom space has an ‘unfinished’/exposed look often found in industrial-style designs.

Spanning 9 weeks, this home’s renovation cost $65,000 and features space-saving and multi-functional furnishings in open-concept spaces.

There aren’t any walls dividing the kitchen from the living area, and the junior bedroom wall was replaced with see-through glass doors. The result is an abundance of natural light flowing through, making each of these areas look more spacious.

Interestingly, the owners decided to go with a Murphy bed in the junior bedroom, affording them the flexibility to use it as an exercise room or a guest bedroom as needed.

We’re told it’s arches out, curves in these days and this home is the perfect example of that, from the soft-edged furniture in the living room to the striking built-in reading nook.

So, what’s the deal with curves? Besides softening up an interior, they also create movement in a big room and extend the eyeline in smaller ones, like the junior bedroom turned walk-in-wardrobe below.
