5-Room BTO Flat Renovations in Singapore: From $30K to $130K

A closer look at 5-room HDB flat renovations in Singapore – from most affordable to most pricey!

It might not be as fun as letting your imagination run wild with design ideas but budgeting for a renovation is just as important as having a firm vision of what your future home will look like. Maybe even more important, actually.

If you’re renovating a 5-room HDB flat, you could be spending as much as $130,000. Yes, you read that right: that’s how high the cost of making over a 5-room flat can be.

But as with renovations for a 3-room BTO flat or a 4-room BTO flat, it doesn’t necessarily mean you’ll have to fork out more than the expected cost of renovating a new 5-room HDB flat, which is $55,000 to $69,000.

Here, we share 10 examples of 5-room HDB flats with different renovation costs and ideas so that you can find the best look at the right price!

Costing $30,000 to renovate, this pastel-hued 5-room HDB flat in Woodlands now has energetic, light-filled spaces after a makeover lasting 8 weeks.

While there are few built-ins, soft furnishings, such as bright pink poufs and a fringed throw, join well-placed colour accents in the living room to give it a comforting vibe.

The same goes for the open-concept kitchen, which has its own set of cutesy fixtures: a trio of pendant lamps strung over a country-style island/breakfast counter.

Spacious, practical and timeless in aesthetic, it’s easy to see why this 5-room BTO is a crowd favourite (judging by the number of pins to homeowners' boards)!

And while earth tones are increasingly popular in Singapore’s homes, this one manages to add a touch of luxury by pairing thyme green cabinets with a quartz countertop and backsplash in the kitchen, as well as wood with stone in the bathroom.

Do note, though, that the junior bedrooms were minimally renovated, which explains why the owners were able to cap renovation costs at $40,000.

As this 5-room BTO flat in Sengkang with a renovation price tag of $45,000 shows, sometimes the best way to create a cosy haven is to simply fill it with wood tones.

The abundance of natural browns makes for inviting spaces that are both pleasant and stylish. Take for example the living room and kitchen, which respectively feature herringbone floor and panelled drawers that bring life and texture to naturally lit surroundings.

This 5-room flat takes on a stripped-back look that emphasises ‘raw’ elements at every corner.

For one, the partially-hacked wall in the living room that leads to the junior bedroom space has an ‘unfinished’/exposed look often found in industrial-style designs.

The materials used throughout the home also play up the effect – from the seamless cement screed flooring to the concrete kitchen island and even the built-ins which use a wood-look laminate.

Spanning 9 weeks, this home’s renovation cost $65,000 and features space-saving and multi-functional furnishings in open-concept spaces.

There aren’t any walls dividing the kitchen from the living area, and the junior bedroom wall was replaced with see-through glass doors. The result is an abundance of natural light flowing through, making each of these areas look more spacious.

Interestingly, the owners decided to go with a Murphy bed in the junior bedroom, affording them the flexibility to use it as an exercise room or a guest bedroom as needed.

Not to forget carpentry that makes the most out of the open concept either, like the peninsula that doubles as both a kitchen countertop and a bar table for dining.

While the white-and-wood look might be taking a backseat, it remains one of the most timeless interiors. This neutral style is a versatile backdrop for design elements you want to incorporate in your home in the future, without worrying about whether it matches the interior.

This 5-room flat is exactly that, with a clean white-and-wood palette that repeats across the TV feature wall and the L-shaped built-in. It even has a handy nook to sit down while putting on/removing footwear.

For those of you who want an open-concept communal space but you’re worried about cooking fumes and odours from the kitchen, just look above for a potential solution: half-height glass windows that ‘open’ up the kitchen while keeping it partially closed.

Unobtrusive built-ins, clutter-free spaces and subtle sophistication: this home has all three, which are hallmarks of a modern interior.

The dark wood finishes of the built-ins, the veined quartz countertops and the complementary backsplash in the kitchen are some of the various elements adding to the refined look.

The owners have a dedicated study setup too – the junior bedroom next to the master bedroom was converted into a study that works as a walk-in-wardrobe.

When you’re considering your home’s design, make sure to go beyond the aesthetics to consider practical needs, like whether you need space for a proper work-from-home setup like the one below.

We’re told it’s arches out, curves in these days and this home is the perfect example of that, from the soft-edged furniture in the living room to the striking built-in reading nook.

So, what’s the deal with curves? Besides softening up an interior, they also create movement in a big room and extend the eyeline in smaller ones, like the junior bedroom turned walk-in-wardrobe below.

The homeowners have also incorporated curves using fittings and fixtures, with the round bathroom sink below being one example. Since it doesn’t come with a storage cabinet, there’s a ledge for the homeowners to store their toiletries instead.

A simple, neutral palette in your home might sound boring – but not if it’s got complementary textures to take things up a notch. The $90,000 spent on this flat’s renovation was well-spent on carpentry and tiling (among other things) to add depth and visual interest in subtle yet pleasing ways.

To give you an idea, the wainscoting details in the living room, coupled with the full-height fluted wall panelling over the bedroom door add texture to the flat walls.

The kitchen, on the other hand, has patterned floor tiles to visually demarcate it from the rest of the space, and a charming mix of glossy quartz countertops and shaker-style cabinets.

Other noteworthy areas in this home include a cosy study nook and hotel-like bathroom:

As for the master bedroom, you’ll find it was merged with a junior bedroom to fit a boutique-style walk-in wardrobe, complete with a backlit mirror and bespoke vanity.

The master ensuite is just as wow-worthy, especially with its ‘secret entrance’ that looks like a regular full-height mirror, but is actually a sliding door!
