Design ideas for 2-room BTO Flexi flats at Punggol Point Crown
The 2-room Flexi Type 2 flats in this development are 9 sqm bigger than their Type 1 counterparts, so the communal area and kitchen have more space. The dining room is next to the living area too, which makes for a better flow.
On the flip side, there are fewer design possibilities for Type 2 flat entryways unlike for Type 1 flats where you could erect a shoe cabinet connecting from the entryway to the kitchen.
Overall, as with any compact flat, space-saving designs are key – so here are two!
a) For a 2-room Flexi BTO at Punggol Point Crown: a compact apartment packed with space-saving carpentry
While unassuming at first, a closer look at this 2-room Flexi flat decked in glossy white and orange accents reveals how thoughtful space-saving designs have been incorporated into it.
The original sliding door between the bedroom and living room was removed to turn it into an open space – if you’re not concerned about privacy, this is a great idea.
At the TV feature wall, a pull-out table built into it serves as a study desk. The seating is also located close to the entrance such that the homeowners can put on their shoes here before leaving.
On the opposite end, there's a built-in Murphy bed which can be tucked away to make more floor room. The household shelter is also concealed, with a low storage/display niche; this serves the same purpose as a side table.
We bet you didn’t notice that it’s actually part of the door concealing the bomb shelter! The design tricks the eye into thinking it’s connected to the niche in the adjacent built-in.
b) For a 2-room Flexi BTO at Punggol Point Crown: an open-concept space with a warm white-and-wood look
Like in the previous home, the boundary between the bedroom and living room was removed, but instead of a TV feature, there’s a built-in settee.
It doubles as both seating for dining and storage, with planks to add visual interest.
If you cook often, the fumes travelling to the rest of the home might be a concern. On the other hand, closing off an already compact space might make it feel cramped.
One possible solution: use a glass door like above. This way, light can still travel through the space and create the illusion of openness even while the door is closed.
To customise the space to match the rest of your interior theme, you could forgo a bed frame and set up a platform bed for the resting area. The headboard covers half the wall, connecting visually with the wardrobe, which has sliding doors to save swing space.

Since there are no structural walls bounding the kitchen in the 3-room flat layouts, you have the freedom to set up an open kitchen as you please.
Whatever you decide, make sure to factor in your lifestyle needs.
a) For a 3-room BTO at Punggol Point Crown: a flexible space with space-maximising features
Dressed in soft, cream colours and wood tones, this 3-room flat exudes a warm and inviting atmosphere.
It isn’t just about good appearances though: there is a dining nook built into the side of the carpentry concealing the household shelter, with a curved ceiling feature above it to visually demarcate the space from the rest of the living room.
In the kitchen, you’ll find a unique peninsula design with ample storage spaces, like the curved outward-facing shelves and rectangular niches on both sides. These are perfect for storing items for food prep and serving that you reach for often.
If you’re dedicating a room for your young child, consider using loose furniture over built-ins; this way, you can switch things up to adapt to their needs as they grow older.
The sliding glass doors aren’t just handy for opening/closing the room as needed – they’re also perfect for keeping an eye on young children while the door is closed.

While the home above has a kitchen that follows the suggested HDB layout, this one puts a twist on it with a peninsula/dining table that extends along the length of the kitchen, parallel to the entryway.

There’s no doubt the home’s transitional style will draw you in from the start. The kitchen, for example, is awash with pastel blues and geometric tiles. It’s also fitted with gold-accented vintage lights hanging over the extendable dining table.
In the bedroom, a half-partition set-up separates the sleeping area from the wardrobes – if you’ve been considering getting a walk-in wardrobe but don’t like the idea of cramping up the space, this is a solution to consider.

A modern interior features a monochromatic colour palette, clean lines and spaces free of clutter and extravagant flourishes. Suffice it to say, this home’s interior fits the description to a T.
One of the storage cabinets along the entryway actually conceals the entrance to the household shelter; building a functional facade is something many homeowners opt for to hide the eyesore.
Since the service yard was left separate from the kitchen, top-hung cabinets were installed from end to end in the kitchen to maximise the storage space, save for a narrow open shelf to store condiments.

It’s no secret that outfitting your home in black can create a grand and opulent space, just like this home.
Apart from the glossy marble TV feature wall with its veining and gold accents, you’ll notice a dry bar, complete with a wine glass rack. It goes without saying that this amps up the hotel-like vibes in this home.
The master bedroom gets the luxe treatment too – the bed is backed by dark marble tiles and lit with warm downlights for maximum comfort.
One more eye-catching detail is the design of the fluted bedside partition, which adds a layer of privacy while still letting light in.
If you’ve amassed a collection of luxury bags, they deserve to be in the spotlight like in this home; a junior bedroom was converted to a walk-in wardrobe that has a wall of bags on display, with spotlights to make sure no curious eye misses them.

With a 5-room flat, there’s no doubt you have more room to play with the space, like in the ideas below.
a) For a 5-room BTO at Punggol Point Crown: an understated transitional home with a U-shaped kitchen
Negative space can be just as powerful as a home filled with an eclectic mix of colours and textures, like in this home where it serves to emphasise the sheer space.
Turning to the kitchen, you’ll find a less-common U-shape kitchen design, with a slim pull-out beverage fridge built into the end. There’s a copper mirror backsplash that doesn’t just make the space look bigger, but also adds a unique touch to the space.
Down the hallway, a book display niche calls to mind the wall-mounted magazine display units found in bookstores.
If you’ve got a room to spare, try this walk-in wardrobe design, with a vanity built into it by the windows so you can enjoy the natural light while getting ready. We love the pop of forest green used for the wardrobes here that create a soothing atmosphere.
b) For a 5-room BTO at Punggol Point Crown: a timeless home partitioned by function
When you have the space of a 5-room flat, you can afford to dedicate space for a partition to create an entryway like in this home. To visually separate the space, the entryway is lined with vinyl flooring while the rest of the living room is tiled.
You don’t always have to use full-height partitions to separate spaces: for instance, the peninsula in this open-concept kitchen both visually and physically separates it from the dining space and the dry pantry.
Head into the bedroom and you’ll realise it’s partitioned too! The vanity is separated from the resting area by the full-height wardrobe.
On the other side of the wardrobe is the bed, which is flushed to the flat carpentry. With this in mind, a niche with power points was carved out in place of a bedside table to keep items and charge devices.
