Design Ideas for 2/3/4/5-Room BTO flats in Plantation Village & Grove

With sprouting greenery, smart-enabled features, and tons of amenities, Tengah has been deemed an up-and-coming town designed for the modern Singaporean homeowner.

And among the many Tengah estates coming up, soon-to-be residents of Plantation Village and Plantation Grove are just a few months away from their TOP dates, which means it’s time to start planning your renovation! If you’re still unsure of what you want to do, here are a few ideas to get you started.

Design ideas for 2-room BTO Flexi flats at Plantation Village/Plantation Grove

Both Plantation Village and Plantation Grove have a similar layout for their 2-room Flexi flats – a 36 sqm space with the household shelter by the entrance, opposite the bathroom.

However, Plantation Grove has an additional layout variation: a 45 sqm space, with the household shelter situated in the middle of the space. While bigger, there are a few limitations as to what you can do with the space, since you’ll have to – quite literally – design around the household shelter.

a) Combine your TV feature wall with built-in storage and dining table

With how small 2-room flats are, maximising the space can be pretty challenging – which is where built-ins come in. Unlike loose furniture, built-ins can give you additional storage options, while keeping the look sleek.

Exhibit A: this 2-room flat in Yishun, with a TV feature wall that includes built-in storage and a dining table. As they’re customised to fit perfectly into the given space, it creates an overall seamless look that somehow – dare we say it – makes the area feel more spacious than it really is.

b) Use space-saving carpentry

Speaking of carpentry, another advantage it has is the level of customisation it affords. You can use them to create just about anything with them – like a workstation hidden inside a cabinet.

Such a feature gives you a way to separate your work and personal spaces whenever you need to, thus allowing you to use the space in the best frame of mind. We’re also loving the slatted wooden divider between the bedroom and living room – a true contemporary nod to traditional Japanese interior design.

c) Choose a projector over a TV and do away with the TV console

With the amount of work needed to set up your TV (mounting it on the wall, connecting it to power points, etc.), its location is more or less fixed.

So, if you want a more free-flowing, open-concept space, how about opting for a projector instead? As shown in this 2-room flat in Woodlands, the projector screen can be stowed neatly in the ceiling when not in use, but it can also act as a divider between bedroom and communal space, thus making this an option that grants you tons of flexibility.

Design ideas for 3-room BTO flats at Plantation Village/Grove

3-room BTO flat homeowners in Plantation Village have the advantage of having the household shelter by the entrance instead of in the middle of the house – which grants you more flexibility to play around with the layout.

But don’t worry – regardless of which layout you have, these design ideas are applicable to all:

a) Replace your sofa with a cosy dining nook

Not a fan of lounging in the living room? As this 3-room flat in Woodleigh shows, replacing it with a cosy dining nook may help you use the space more effectively.

While the original floor plan lumps the dining and living room area together, doing this lets you enjoy the best of both worlds without feeling cramped – a win-win, in our books!

b) Open up the space entirely by hacking a spare bedroom...

If you don’t need a spare bedroom, consider hacking it down and merging it with the living room to create a bigger communal area– like what the homeowners of this 3-room flat in Alkaff Crescent did.

While doing so leaves a structural beam in the middle of the space that you can’t hack, you can easily circumvent this by aligning your furniture parallel to it, which not only emphasises the sleek, clean lines of the space, but also helps the beam blend seamlessly into the design of the house.

c) ...or opt for a semi-open-concept space with a half-wall

Alternatively, if you prefer keeping one of them bedrooms for your own use, you can instead consider creating a semi-open-concept space, using a half-wall and window combination.

That way, you can have the privacy that the room offers, while still allowing light to pass through to create an air of spaciousness.

Design ideas for 4-room BTO flats at Plantation Village/Grove

Plantation Village Grove Design Ideas

Both Plantation Village and Plantation Grove consist of 4-room BTO units that aren’t restricted by a household shelter/structural walls in the middle of the home – which leaves you free to create an open kitchen or a dedicated dining room, should you wish to do so.

Or, you can also consider these ideas:

a) Create an island + dining table combination

Take advantage of the open space with an extended island and dining table combination.

Doing so gives you so many ways to use the space – other than a dining table for meals, it can also function as an extra work space, or give you extra countertop space whenever you’re whipping up a feast.

b) Turn the two junior bedrooms into one big communal space

The allocated living room space can be overly small to some – and if you fall into this camp, here’s a novel idea to consider: reconfiguring the space by converting the two junior bedrooms into one huge communal area instead.

As shown in this 4-room flat in Clementi, that gives you a living room situated in the center of (or the heart of) your home, while also granting extra privacy in the bedrooms at either side of the house.

Design ideas for 5-room BTO flats at Plantation Village/Grove

Plantation Village Grove Design Ideas

Like the 4-room units, the 5-room BTO flats in Plantation Village and Grove both feature a household shelter situated by the entrance.

Here are some ideas for you to consider:

a) Create a larger-than-usual living room…

If you’re blessed with a 5-room BTO flat, consider simply doing away with the suggested study to use the entire area as a living room.

This gives you ample distance between the sofa and TV (just what the eye doctor ordered!), while allowing you to enjoy a roomy area that doesn’t have you banging against the furniture as you go around.

b) …or seal off the suggested study area

Whether you have a growing family or simply require more space for your lifestyle needs, three bedrooms can sometimes feel insufficient. And that’s where the suggested study area can come in handy, because you’re free to convert it into a room for whatever purpose – like an extra bedroom, a study, or a hobby room.
