There’s only one layout available for the 4-room flats at Plantation Creek. While the floor plan is fairly standard, the placement of the household shelter in the middle of the flat means an open-concept kitchen will not be feasible.

That said, this layout still offers plenty of flexibility. Here are some ideas of what you can do with this floor plan:


a) Build a dining bench along the wall to maximise space

The walkway from the foyer to the living room is fairly narrow, which makes circulation an important consideration when planning the dining area.

One way to save some space is by opting for a built-in dining banquette. It provides additional seating without encroaching too much on the walkway, while the space beneath the seats can be used for concealed storage — ideal for stowing away bulkier items and keeping the area clutter-free.


b) Combine the junior bedroom with the master to create a suite

This works especially well if you’ve always wanted a dedicated walk-in wardrobe but don’t have the space to carve one out within the master bedroom alone.

In this home, the owners used a partition to clearly separate the zones, with one side dedicated to sleeping and the other to dressing and work. There’s also a structural wall here, which is not present in the layout for Plantation Creek, so you can choose to open it up fully.

The wardrobe runs along a full wall to maximise storage, while a compact study is tucked neatly by the window, making good use of natural light without taking up too much floor space.

This approach keeps the bedroom feeling restful, while allowing the adjacent area to function as a practical dressing room and work nook within the same suite.


c) Turn your spare room into a dining/entertainment area next to the living room

If you enjoy hosting, prioritising a larger communal area can make everyday gatherings feel far more comfortable.

In this 4-room BTO, the owners chose to open up one of the junior bedrooms to create a dedicated dining nook that sits naturally alongside the living area.

Part of the space is then segmented with translucent sliding panels, forming a light-filled, balcony-like zone that can double as an entertainment corner or a quiet reading nook.

When closed, the panels help define the space without blocking daylight; when opened, the entire area reads as one cohesive, generous hosting zone.

Similar to the 4-room layout, the 5-room flats at Plantation Creek also have the household shelter positioned centrally, which rules out an open-concept kitchen. However, the rest of the layout remains highly adaptable.

The living and dining area, suggested study, and foyer align neatly in a near-squarish configuration, giving you plenty of flexibility to zone the space based on how you live.

Whether you prioritise a larger communal area, a home office, or additional storage, the layout lends itself well to different design approaches.

a) Maximise the width of the communal space

Since the living area and suggested study sit along the same axis, treating them as one continuous space can make the home feel noticeably more expansive.

Rather than dividing the two zones with solid walls or heavy carpentry, keeping this stretch visually open allows daylight to flow through the communal areas and draws attention to the full depth of the layout.

To make the most of this arrangement, you could also extend a bay window along the length of the communal space. Beyond framing the windows, it creates additional seating while offering discreet storage beneath — a functional way to maximise space without visually closing the room off.

To maintain a sense of openness while clearly defining functions, a see-through partition is used between the dining area and the junior bedroom that was converted into a study.

Fitted with one-way glass, the partition allows views out towards the communal area while keeping the study visually private from the living and dining spaces.

This sense of lightness is reinforced through smaller design choices, such as the dining table’s transparent legs, which minimise visual clutter and help maintain clear sightlines across the space.

Together, these elements balance openness with privacy — especially effective in layouts where multiple functions line up along the same axis.


b) Have a multi-dining setup

If you host often or have different dining habits throughout the day, having more than one dining spot can make the space far more adaptable.

In this layout, the main dining table is paired with a feature wall that incorporates a built-in bench, creating a comfortable setting for longer meals or gatherings.

Just beside it, a higher island countertop next to the dry pantry acts as a secondary dining area — ideal for quick breakfasts, casual coffee breaks, or extra seating when guests are over.
