Singapore Condo Renovation Costs (New and Resale) in 2025

What’s the outlook for condos in 2025?

With factors like higher inflation rates and rising import prices forecasted to happen in 2025, it’s only natural for prospective homeowners to brace themselves for higher renovation prices yet again.

Fortunately, it looks like these worries will likely remain unfounded. After crunching the 2024 renovation data, we’ve found that the year-on-year increase from the previous year has been stable – a trend that, barring unexpected global events, will likely persist in 2025.

For further insight into the outlook of the industry, we spoke to two interior design veterans – Carlos, Managing Director of iDesignerLab, and Guang Rong, Lead Designer at SG Interior Design – to gain their perspectives.

Despite forecasted economic factors, we expect that condo renovation costs will remain fairly similar to those of 2024. Homeowners renovating their condos in 2025 should expect to spend anywhere between $40,400 to $51,500 for new condos, and $80,800 to $105,000 for resale condos.

For new condos, both Carlos and Guang Rong mention that the inclusion of built-ins, fittings, and furnishings keep renovation costs low.

“Since most essential elements are already in place, there may not be much additional work required," says Carlos. "However, if the homeowner opts for unique or rare building materials, or extensive features such as full wall cladding or feature walls throughout the house, then this will of course contribute to increased costs."

“Additionally, I’ve observed that buyers of smaller-sized new condominiums are often first-time homeowners. They tend to prefer minimal renovation work, opting instead to rely more on loose furniture to furnish their homes.”

“This approach allows them to future-proof their living spaces, keeping things flexible for potential life changes, such as starting a family or moving to a larger home in the coming years.”

While Guang Rong largely agrees, he notes that prices may see a small bump as homeowners become more willing to spend on storage solutions and personalised features.

“While new condos are fully furnished, the downsides are that they tend to be small, and have the same look and layout as every other unit,” he says. “To make the most of these things, I find that homeowners tend to fork out more on storage solutions as well as display areas or ambient lighting to differentiate their home from their neighbours.”

For resale condos, Guang Rong mentions that the renovation scope will remain largely similar despite the range of sizes and layouts.

“More often than not, we do almost the same things: tearing down the existing furnishings and rebuilding them in the design the homeowners want,” he says.

“Especially for those renovating older units, they’re looking to refresh the look and ensure that their home is in good condition. The most common areas they’ll focus on are, of course, the bathrooms and kitchens, although I’ve seen more homeowners replacing the wardrobes as well.”

“I don’t see this changing much in 2025, to be honest. I’d expect that price increases, if any, will be fairly small, and will largely be due to inflation.”

With no labour or material shortages, renovation durations are also expected to remain stable, with new condo renovations taking around 8 weeks and resale condo renovations taking between 10-12 weeks to complete.

For resale condos, both Guang Rong and Carlos attribute the size of the unit and scope of work being the biggest reason behind the longer duration.

“The amount of time spent on resale condo renovations have always been around 10-12 weeks, mainly due to the size of the unit,” says Carlos. “In 2025, I don’t see any events or changes that would affect this, so it should remain the same.”


Tips for planning your condo renovation budget in 2024

When planning your renovation, it’s advisable to look for an interior designer at least 6 months before your key collection. This doesn’t just give you ample time to find the right person or think of ideas; on the designer’s end, it also gives them more leeway to plan their projects.

“In recent months, I’ve noticed that homeowners are approaching IDs much later in the process—sometimes as late as a month before their key collection date or even after,” Carlos says. “While we always strive to accommodate their timelines, this often requires us to expedite preparations and design planning, which can be challenging.”

“I would strongly recommend future homeowners to engage an ID at least 6 months – or, at the very least, 2-3 months – before their key collection."

"This timeline allows for thorough planning, discussions, and any necessary adjustments to align with their design preferences or budget, ultimately benefiting the overall outcome of the project.”

“Homeowners should expect the unexpected when renovating a resale condo,” Guang Rong adds. “What I mean is that there are some things that can happen unexpectedly due to the original condition of the flat, and will only make itself known once we begin hacking.”

“For example, we’ve seen tiles becoming loose or popping. We’ve also seen houses where there was no parquet flooring installed below cabinets and wardrobes, which left uneven, empty flooring in certain areas.”

“On the ID’s end, we’ll do our best to prepare for such situations, but it’ll also help for homeowners to expect them as well, and factor in additional time and costs to navigate such things.”
