4. A maisonette that oozes luxury | Posh Home | Renovation cost: $218,000

This maisonette in Jurong West achieves a distinctive modern interior with a mix of dark fluted panelling, warm wood tones and strategic lighting.

It also happens to have the highest renovation price tag among others in this list: a hefty $218,000!

So, what adds up to the cost? The elaborate carpentry and choice of materials contributes to a large part of it, like the custom carpentry with intricate details and use of marble flooring. Naturally, prices also go up for more complex works.

An example is labour-intensive features like the panelling backing the altar in the indoor balcony space, going all the way up to the double-height ceiling.

Heading up the stairs, you’ll find the master bedroom which has a cooler colour scheme (complete with a marble headboard) and a huge projector screen that can be pulled down in front of the wardrobes for a cosy home theatre experience.

Yet another maisonette on the list, this 153 sqm home doesn’t box itself into a single style, favouring an eclectic mix of design elements.

Some features we love include the decorative ceiling rafters in the living room that add a subtle touch of drama, and the indoor balcony area.

Here, hanging planters and a settee by the window make for a cosy nook to spend time with family.

On the other hand, the stairs sport a modern-luxe look thanks to the glossy steps and the cool LED lighting.

6. An angular 5-room resale flat with out-of-the-box ideas | Apartment | Renovation cost: $100,000

Rare HDB flat layouts come with several pros and cons. In the case of this 5-room flat, it comes with a much-coveted access balcony, but also has a lot of awkward corners because of the angular layout.

There are a number of ways to deal with awkward corners; for the owners of this home, they built U-shaped counters to maximise space since other set-ups like a galley style would have been inefficient in the wide kitchen.

The island was angled according to the ceiling beam, with open shelving built into the side of the leg for more storage for a one-of-a-kind look that impresses.

One of the stand-out features is definitely the TV feature wall with a hidden door leading to the study.

There, you’ll spot what looks like curved windows with a settee. This set-up is actually a clever trick of the eye, created by curving the curtain railings!

In the bathroom, the owners installed a stretch of mirrors over the upper cabinets to create an illusion of a larger space.

Aesthetics aside, functionality also comes into play: there’s a partial screen separating the bathtub from the cabinets to prevent water damage to the cabinetry.

8. A 5-room resale flat that embraces current trends | SG Interior KJ | Renovation cost: $85,000

Inspired by the fluid contemporary interior style, this resale flat’s transformation into an open-concept home with soothing neutrals took 12 weeks to complete.

Apart from hacking the study walls and replacing them with swinging glass doors that open up to the living room, the owners also converted the rare balcony feature into a step-up play area for their children.

Compared to the brighter atmosphere in the communal areas, the kitchen is dressed in all black. The effect is dramatic, and on the practical side of things, hides scratches and stains better than light-coloured materials.

If you can’t afford to convert a room into a walk-in wardrobe, you can partition your bedroom like the owners of this home did with a galley-style walk-in.

At 100 sqm, this 4-room resale flat is a fair bit larger than the average 4-room BTO flat you’ll find these days.

Post-renovation, it’s a classy home characterised by clean lines and a blend of luxe elements and furniture, like the impressive TV feature wall and gold-accented furniture and decor in the living and dining areas.

If you’ve carefully thought your future-proofing through and have a room to spare, you can convert it into an ‘open’ study like the one above that makes the communal area feel much bigger.

Of the various ways to incorporate a walk-in wardrobe in your room without hacking, the owners chose to use a one-sided wardrobe, complete with LED strip lights in the wardrobe and around the vanity for good lighting.

10. A snug executive apartment with a quirky vanity | Ovon Design | Renovation cost: $100,000

At one glance, the soft textiles and warm autumn-like colours in this executive apartment evoke both comfort and style.

Meanwhile, the use of effect paint around the communal spaces – from the TV feature wall to the kitchen – adds textural depth.

For a flexible open-concept space, the kitchen has a half-glass partition and a sliding glass door to close off the kitchen; this allows light through when the owners are cooking while containing the odours within the kitchen.

The master bedroom, meanwhile, is partitioned in two, with one half being the walk-in wardrobe.

It might not sound like a novel idea – at least, until you notice that the vanity cabinet was shifted out of the bathroom to fit both a bathtub and shower area in the bathroom!

The vanity cabinet extends along the stretch of the walk-in space, providing plenty of space for the owners to freshen up and get ready.
