As the saying goes, you get what you pay for. So, while BTO renovations in 2026 are expected to average between $40,800 to $76,500, some homeowners are willing to pay a premium for a home that stands out from the rest – even if it comes at a price tag of $100,000 and up!

1. Pac-Man-themed 5-room BTO at Punggol | Reno cost: $100,000

Is this really a BTO flat? This 5-room flat in Punggol, with its bold, industrial-inspired design and playful Pac-Man influences, would make anyone question the fact!

The owners went all out with the theme – like the household shelter concealed with a ‘vending machine’ door and the living area turned ‘ship container’, with its corrugated metal look that stretches from wall to ceiling.

The entertainment space features tiled wording on the floor that invites the owners to game – true to its Pac-Man theme – while the master bedroom has a semi-open wardrobe system that is consistent with the industrial leaning of the home.

Peek into the dark bathroom and you’ll find Pac-Man in tiled form: a feature that is very labour-intensive as it requires precise tile cutting.

The culmination of such fine detailing and large-scale changes? A $100,000 price tag.

2. Minimalist all-white 4-room BTO at Toa Payoh East | Reno cost: $100,000

Contrary to popular belief, minimalist interiors often cost more to renovate. That’s because of the amount of carpentry required to keep the space clutter-free, as well as extra workmanship needed to conceal door frames, wiring, and beams for a seamless look.

That, and because this uber-sleek BTO at Toa Payoh underwent major layout changes — like widening of the corridor to convert it into a dining and pantry area — it comes as no surprise that its renovation cost $100,000.

Further in, the master bedroom continues the all-white theme and was merged with a common bedroom to form a master suite. Within, a walk-in wardrobe doubles as a study, with pocket doors on either side that lead into a soothing rest area.

3. A 4-room BTO at Punggol Drive that looks like a VIP club | Reno cost: $100,000

With full-height wall cladding, a plush leather sofa, and neon lights, Redefine Interior Design brings the experience of a club’s VIP room to this 4-room BTO at Punggol Drive.

No more having to wait in line or squeeze through a sweaty crowd. Chill out over drinks with friends at the counter, or karaoke your heart out in front of a widescreen TV — it’s all up to you.

And the VIP treatment doesn’t stop there. As with the previous example, the master bedroom was merged with the adjacent bedroom to make way for a backlit glass door walk-in wardrobe.

Meanwhile, the sleeping area is elevated on a platform, complete with a modern chandelier and geometric mirror feature wall to nail the opulent vibe.

4. A dark and moody 5-room BTO at Tampines GreenVines | Reno cost: $110,000

This 5-room BTO in Tampines is bound to make an impression with its dark palette – a look that was $110,000 in the making.

Interestingly, the living area is an enclosed retreat, complete with sliding doors, dark walls for the ultimate moody atmosphere, and an impressive sound system setup.

Adding to its charm is its ceiling feature that resembles a mini city model made of Lego blocks (but upside down).

The long, open-concept kitchen is surely any cooking enthusiast’s dream, offering ample countertop space and lots of storage.

While the rooms were kept intact – a good idea for future-proofing – one room was converted into a home gym.

If you’re considering a dark look for your home, this is the sign you were waiting for.

5. A cosy 5-room BTO at Rivervale Shores with understated elegance | Reno cost: $120,000

This 5-room BTO in Sengkang is a contemporary space that blends neutral tones with fine touches like stone countertops/backsplashes for understated elegance.

The renovation included works such as flooring, hacking, and custom carpentry for a total cost of $120,000.

A highlight is the long island outside the closed kitchen. If that isn’t enough, there’s a dedicated dining space backed by a full-height dry pantry, providing a handy storage and prep space.

Head further in to find the two junior bedrooms which were combined to create a versatile study and relaxation area closed off with glass doors that let light through and brighten up the space.

Another interesting detail in this home is how the bathrooms are done up with contrasting colours.

The master bathroom has a dark, moody vibe while the common bathroom features textured green wall tiles and geometric floor tiles for a lighter atmosphere.

6. A 5-room BTO in Tampines that’s a serene Japandi retreat | Reno cost: $139,000

This 5-room BTO in Tampines with its wood tones and limewash ceiling is one you’ll appreciate if you’re a Scandinavian and/or Japandi design lover.

It’s notably the extensive hacking and carpentry that added to the $139,000 price tag.

The living room features a curved TV feature wall with a display niche that connects to the sliding door separating the entryway area from the rest of the home.

As for the wall backing the living area, it was knocked down to make way for the floor-to-ceiling display shelving that doubles as extra storage.

The master bedroom hides the ensuite bathroom behind an L-shaped ‘wardrobe’ carpentry design while a junior bedroom was converted into a walk-in wardrobe with a vanity.

It’s evident this home leaves no detail overlooked.

7. A ‘brutalist luxe’ 4-room BTO at Fernvale Vines | Reno cost: $150,000

In an unlikely combination of brutalist, wabi-sabi and modern luxe interior styles, this next BTO delivers a one-of-a-kind look that’s equal parts rugged and elegant.

The owners host often, so the spare bedroom was opened up as a pantry/bar area behind the living room.

And since the structural column between them could not be removed, it was turned into a striking visual centrepiece inspired by an image of a gold bar encased in a rock – a symbol of strength and value.

Over at the master suite (once again formed by merging the master bedroom and adjacent common bedroom), a glass planter box serves as a divider that splits the space into functional zones. Topped with a faux skylight, it looks very much like an indoor bonsai garden you’d find in a landed home.

And look at how gorgeous this spa-like bathroom is!

8. A ‘cave hotel’ 5-room BTO at Tengah Plantation | Reno cost: $168,000

No expense was spared in bringing the cave aesthetic to life in this Tengah BTO, and it’s definitely at the top of our list of unique home interiors in Singapore.

Raw-edged 3D cladding that mimics limestone cocoons you in by stretching across the living room wall all the way up to the ceiling. This is then juxtaposed against manufactured elements like wooden ceiling beams and modern furnishings, bringing together the best of ‘nature’ and man-made comforts like the cave hotels in Cappadocia do.

To avoid going over the top, the cave aesthetic becomes more of a subtle inference at the kitchen and study, with limewash-look laminates replacing 3D textured walls, and a faux skylight referencing a cave’s doline.

But since you’d want to feel cocooned in while sleeping, the 3D finishing makes a comeback in the bedrooms, paired with wood-look laminates that wrap the false ceiling for a MUJI-meets-cave-hotel look.

Needless to say, the costs of finishes at this scale do add up, contributing significantly to the total renovation cost.

9. A 5-room BTO at Bartley Beacon that looks like an upscale service apartment | Reno cost: $180,000

With choice materials and clean lines paired with curves at all the right places, the design features in this home are highlighted with warm lights that give off a soft, diffused glow. Meanwhile, surefire signs that give away this is a BTO — like the bomb shelter, structural beams, and other standard issue HDB fittings — have all been concealed.

The result is a sophisticated space that has the elegance of a 5-star hotel and the cosyness of a home you look forward to coming back to.

This design language continues in the master bedroom, with warm wood tones and reeded glass panels serving as recurring motifs.

On a side note, we are obsessed with the play of light and shadows in the en suite’s shower niche shelves.

10. A corridor-less 5-room BTO at Northshore Edge with an XL master suite | Reno cost: $190,000

Inspired by social media and a variety of cafe and hotel visits, the owners of this 5-room BTO in Punggol gave their home a complete makeover with a ‘corridorless’ design and bold pops of colour.

It’s no wonder then that the renovation totalled $190,000 and took nearly 8 months to complete!

The original master bedroom, for one, was combined with the adjacent bedroom and the corridor space for a spacious bedroom suite.

As for the suggested study, it was converted into a home gym with shelves built into the recessed niche for storing equipment and displaying items.
