Parks, beaches… and big homes?
Located on one end of the East-West Line, Pasir Ris is a neighbourhood that non-Easties avoid visiting on a regular basis. But to the 150,000 Singaporeans who call it home, the area is not only a peaceful respite from busy areas like Tampines, but is also full of lush spots of nature you can’t find anywhere else on the island.
Aside from that, Pasir Ris is also where you’ll find larger-than-average HDB flats, particularly older ones like executive apartments, maisonettes, and 5-room flats over 120 sqm in size. That is, over 30% larger than the average 4-room BTO these days.
The lucky owners of the following resale flats have certainly taken advantage of this abundance of space, turning their homes into stunning abodes that we can’t take our eyes from:
1. Executive apartment in Pasir Ris | 165 sqm | Renovation cost: $120,000
At a whopping 165 sqm, this executive apartment is every large family’s dream. While the original layout only consisted of three bedrooms, the communal space is so large that the current homeowners were able to carve out an extra bedroom.
The kitchen walls have also been hacked to create one huge open-concept space – which not only does wonders in making the room feel bigger, but also encourages interactions and family bonding among the members no matter which area they’re in.
2. 5-room resale HDB flat in Pasir Ris | 126 sqm | Renovation cost: $105,000
Once sporting a dim and dated interior, the homeowners of this particular 5-room resale HDB flat have since transformed it into an airy space with a contemporary minimalist look.
True to minimalism, they’ve strayed away from having too much decor or furniture, and have instead let specific features bring visual interest to the space.
That includes the unique organic-shaped kitchen island which guests naturally gather around, and the full-length glass pane in the entryway that widens the perspective and creates a spacious feeling.

3. Executive maisonette in Pasir Ris | 150 sqm | $198,000
You don’t need glossy marble surfaces or opulent decor to have a home that embodies luxury. In this executive maisonette, you’ll see that luxury can be highlighted in more effortless, understated ways – hence the term ‘quiet luxury’.
Here you’ll find a space that is rich and elegant, courtesy of the warm wood built-ins that pair beautifully with the other natural materials used – like the stone-look kitchen island and backsplash, as well as the full-length stucco feature wall in the stairwell.
But our favourite feature has to be the XXL master suite, which consists of two bedrooms and two bathrooms merged together. If you ask us, having all that space to play around with is the true luxury here!
4. Executive apartment in Pasir Ris | 138 sqm | $90,000
Big homes give you the luxury of installing large features that smaller spaces (like BTOs) can’t typically fit in. For these homeowners, they chose to take advantage of their space with a grand French door that looks right at home in their clean, transitional-style abode.
This home also comes with a balcony that brings in a ton of natural light. To maximise this, the homeowners chose not to install window grills that may potentially hinder the amount of light streaming in, thus contributing to a bright and airy space.
5. Executive maisonette in Pasir Ris | 151 sqm | $106,500
Full height walls, sky-high ceilings, and two storeys worth of space: while that’s a dream for most homeowners in Singapore, it happens to be reality for the homeowners of this Japandi-style maisonette in Pasir Ris.
Although this is a family home, they’ve still got plenty of space to play around with, which they did by:
- Opening up the kitchen to create a massive communal space,
- Installing an extended settee to maximise their dining room area
- Turning the spare room into a multifunctional room that can function as a guest bedroom, as well as a separate hangout area.
6. 4-room resale flat in Pasir Ris | 124 sqm | $72,500
This 4-room flat may be the smallest home on the list, but it’s still way larger than your average 4-room BTO flat these days. Home to a family of four, this unit has enough room to accommodate separate bedrooms for the kids and parents on top of the large communal space.
Even the study feels like a part of the communal area, thanks to the use of folding glass doors that not only maintain privacy when needed, but also creates the illusion of space by tricking the eye to look further.
7. 5-room resale flat in Pasir Ris | 136 sqm | $90,000
Open-concept spaces aren’t the only way to achieve a spacious-looking home. Take a leaf out of this particular home in Pasir Ris, which utilises a semi-open-concept space and glass panes to demarcate spaces while promoting the feeling of spaciousness.
Coupled with minimal furnishings that have clean, sleek silhouettes, you get a neat-looking space with lots of room!
8. Executive apartment in Pasir Ris | 139 sqm | $180,000
Think of a modern day home with traditional/classic details, and you might just picture a home like this one.
Furnished with classic details like wainscoting, double cornices, terrazzo floors, and gold accents, this family home is equal parts elegant and cosy.
And while the designated living room is already large enough, the homeowners also chose to hack the adjacent study to open up the area further, creating a spacious living space for the whole family to enjoy.
