I chose Qanvast to facilitate my objective evaluation of trialed-and-tested IDs using the lowest cost conforming methodology to renovate my 30+ years old 5 room HDB flat for rental purpose. The unit was old, dated, cluttered and in urgent need of a makeover. My end in mind was to transform the HDB unit into a bright, spacious and well ventilated living space for my prospective tenants. After I have finalised my design requirements/specifications, I met up with all the 5 IDs that Qanvast has shortlisted for me (3 of which are included in Qanvast's Top IDs in 2020). The number of meetings with each ID ranged from 1 to 3 sessions. Subsequently, I shortlisted two IDs for final evaluation. I awarded my project to Renologist for the following reasons: * Ice and Gabriel, unlike the other IDs, took the time and effort to fully understand my requirements which ultimately boil down to value-for-money. They initiated 2 face-to-face meetings and a site visit. They seeked first to understand instead of trying to impose their design ideologies and personal preferences on me. * Renologist was the only ID that was able to fully meet my design requirements whilst meeting my specified budget. They submitted a winning proposal based on my lowest cost conforming evaluation methodology. The final price is 10% lower than the ID that came in close second and 25% to 30% lower than the other three IDs that I have excluded for final evaluation. It is important to note that some of the higher priced IDs had to resort to cutting corners and trimming my core requirements. * Renologist had an excellent track record with both residential and commercial projects. This is evident in their portfolios and testimonies. Upon awarding my HDB renovation project to Renologist, Ice was very prompt in delivering a detailed project schedule and realistic 3D diagrams. She went the extra mile to help me to source for the appropriate fittings and fixtures. The renovation project was undertaken from early Feb to mid Mar 2020, right in the midst of the COVID-19 pandemic. This project involved extensive hacking and masonry works as well as carpentry work for the kitchen. Throughout the renovation, Ice regularly updated me on the progress with whatsapp photos, videos & chats and personal calls to address urgent issues. She managed her team of contractors very well and she was excellent in project management. She was quick and effective in the identification and rectification of minor defects and delays. Her recommendations were thoughtful, pragmatic and spot-on. When the renovated unit was handed over to me, on time and within budget, in mid March, I was WOWed by the transformation and the excellent workmanship and I was grateful that the project was fully completed with zero defects in a timely manner inspite of the worsening pandemic in Singapore. Subsequently, my property agent was able to secure tenants at a very good rental rate with just one session of viewing by prospective tenants. The Letter of Intent was executed in record time, just before the "lockdown" on 7 Apr. Overall I will rate Renologist A* for exceeding my expectations by delivering my renovation project on time, within budget and with full delivery of the design specifications. Kudos to Ice for her professionalism and attention to details. With her managing the renovation project, I had peace of mind and a hassle free experience. Thanks also to Gabriel for all your practical recommendations. I will highly recommend Ice & Gabriel to all my friends and family.
