We wanted to spend some time on this review, hoping it will help home owners plan their reno works in the uncertain times we are living in. Our Preparation: During the early July, closer to completion date, we made visits to the Unit we bought, to get photos of the latest state of the property. We then reached out to Management Office to get floor plan layout and compared it against the unit to ascertain we are looking at the right reference. Having scanned the layout in, we then started drawing our own version of how would we want to renovate, deleting walls, old fixtures then adding wardrobe, re-positioning accessories in toilets, creating sections in Living room etc. All in 2D cross-section. Though not so accurate, it gave us a fair bit of idea on desired end state and of course, most importantly, driving consensus with the Lady of the House 😊 We had a lot in mind we can’t communicate well to another person or draw in paper. To make it articulate, we prepared a 50-pager document (we call it RFP 😊), to walkthrough our version of end-state layout, reference photos of layout and setup of the Bedrooms, Toilet, Living room, Yard, Kitchen and Utility room. After few weeks of internal discussion, we manage to have RFP ready! The Selection: The next step was to figure out who can help us achieve our dream design. We researched around browsing several websites until we finally settled on Qanvast, given its remarkable platform, excellent reviews and outreach in local market. After submitting request, we received contacts from several ID’s to commence the selection. First step, was to make the prospective ID’s known what we are looking at. This is where our RFP came in handy. Packed with layouts, photos, texts and even budget, it became a comprehensive guide to our expectations and portrayal of desired end state. Next, we scheduled a date for site visit and invited all the ID’s to drop by, take measurement and send us quotations. With restrictions on number of visitors (due to Circuit Breaker), it took some planning to split the ID’s. And then, the quotations start flowing in. To be honest, it was a revelation to us that we severely under-budgeted the works. Quotations ranged from twice to up to thrice our budget! We then knew, we are looking for more than an ID, rather a trusted partner and advisor who don’t just give discounts to meet price point rather meet quality and scope expectations. Took us 2 weeks of back and forth until we finally decided to proceed with Rey and Zk, from iChapter. Why iChapter? What really stood out was honesty, agility and knowledge which Rey brought with him into our discussions. We gained quite a lot of knowledge about different skills involved in doing renovation (surveyors, hacking & haulage, masons, carpenters, plumbers, metal works, glass works, painters, electricians etc.) and the challenges in getting those different skills from across the market. Circuit Breaker makes things even more challenging! This helped us appreciate the high cost. Next, he showed us around different materials used, their characteristics, durability, known issues from past works. That really helped us change our opinion about what we wanted, for example, replace a momento painting with Korea wallpapers, or for worktops consider quartz instead of granite, switch from false ceilings to track lights or consider glass backsplash instead of quartz. The level of details shared by Rey deserves a book of it’s own so I will skip that part. I hope he writes a book some day 😊 But, the sheer time spent by Rey to enlighten us, not just helped us appreciate the reason for price, it also allowed us to comfortably review options, change approach and bring the cost down to our expected range. It reassured us that we are in safe hands of a pro, who actually knows his job! Personally, I saw my younger self in Rey: eager to share, sincere with his job and looking for a sustainable business relationship. The Works Experience: After initial deposits and a milestone payment and ofcourse Condo Management formalities, works started at full fledge. We started a WhatsApp group – 4 of us, Rey, Zk, me and my wife for regular updates and sync-up. This is where we encountered the next challenge, we wanted to see a 3D illustration of the work. Rey was prompt in drawing out the 2D layout with measurements, showing us the “art of possible”. For 3D, he was prompt in highlighting that it takes time for rendering and at times, it delays the whole project. We wanted to move in within 10 weeks, waiting for 3D to commission the work didn’t feel right. What was important to us was a near-true representations of carpentry, Kitchen design, flooring, painting etc. which we can confidently proceed with. To this end, Rey was prompt in sketching the details, with legends and assuring all the while, if there are changes, he will accommodate. This was a great relief to us! During works, we received regular whatsapp photos and videos of works in progress, audio recordings clarifying any doubts or last-minute changes. What we really appreciated was we didn’t even had to go down shops to select tiles or anything. Rey’s notion of color combination and design is so reliable, he will always choose the best in trend which fits well with the interior. Our job was just to say, “Yes, go ahead” 😊 Next challenge was heavy metal works – the balcony grille was totally corroded and we had to add this work too. With the time of move-in nearing, it was an up-hill task for Rey to find a Contractor who can match the quality, color and durability requirements of grille. But then, he made it happen! It’s not everyday you find a person who shares your pain and willing to go out of his way to find a solution, we can confidently say, Rey is one such person. We had a huge space in the ceiling of corridor, which was covered up by partition. We wanted to use the space to stow luggage. There again, Rey worked out the design of metal racks, strong, durable in matching colors. There is a whole list of things we changed from original quotation, removing and add items. All along, Rey and Zk, heard us, patiently walked us through cost implications, suggested ways we can save and continue without breaking into a Bank! We had our fair share of arguments and late-night calls. Looking back, it was all managed excellently with highest sense of professionalism and responsibility. And the end outcome is something we are really happy and proud about! Most importantly, the marvellous job done reflects in the eyes of guests visiting our place. They are full of praises in awe and inspiration. Be it the color combination of 5 different paints on walls, the quartz worktop, the inconspicuous but extremely useful metal racks, beautiful island Kitchen with sette, tiles on the floor and walls, glass works in Kitchen. It all looks great! Our experience after move-in: Two months after move-in, we had several bouts of normal repairs or touch-up works required. Rey has been prompt in responding to schedule the repair arrangement. He is a maximizer, and real entrepreneur, who knows how to plan such works so it’s sustainable while meeting client’s objective. To that end, he requested us to wait a week or two, so that he can arrange works while the contractors is around the area I live. This has worked great for us so far, no complaints at all! It is important to appreciate how this allows a sustainable business for ID’s and ensures continued support to clients. What’s next for iChapter? We are continuing with our next phase of works. We have no reason why should we look for another ID. Our belief in Rey is reinforced as he shares updates in rising prices and hikes in duties and services costs. We have developed such camaraderie with Rey, we shall be seeing each other soon to sign contract for next works!

It’s great working with Rey from I-Chapter. His ideas matched with what I have in mind. He is bold in proposing design n color tone for my place. My living room comes with a blue panel wall that brings out the concept I wanted. The glass panels separating the rooms give me the luxury of sunlights shining in and acts as a great design for the backdrop for the tv console. Master bedroom is link with a big walk-in wardrobe yet still separated by a tinted sliding glass door which gives privacy when needed

Would like to commend Rey and Sze Kay for job well done. Sze Kay was the first to respond to request for quotation within a day or two of asking, and subsequently set up meetings for discussions. It did not take long for the team to come back with the proposed design and quotation. The project was largely on schedule, and there was constant communications throughout. Kudos to the team, we were able to move in right before circuit breaker, barring some minor works that were not completed. Once govt allowed resumption of work, the team was committed to completing the remaining works. Thanks for the great work!
